Kyle Venne General Contractor

Kyle Venne, General Contractor

Originally from Timmins, Ontario Kyle moved to the Halton Hills area in 2012. He holds a degree from Niagara College in Mechanical Engineering Technology. After college, Kyle gained carpentry experience working for companies creating yacht furniture and making custom stairs. In the summer of 2014, he was given the opportunity to work with Parkway Contracting to construct a 5,000 square foot estate home in Parry Sound. These experiences fuelled his passion for home renovations and construction. After the home construction was complete, Kyle decided it was time to start his own construction and renovation business. His engineering background helps him execute everything from design and custom CAD drawings to construction.

Project Mary

Our worked with the homeowners to create a secondary story addition above the garage which includes a master bedroom, walk in closet, ensuite, and laundry as well as renovated the entire main floor.

Project Main

This project consisted of a home addition to a heritage home. Our team built a double-car garage and laundry room with a loft above.

For these homeowners our team built a home addition consisting of a garage with an office behind. Upstairs we created a master bedroom with a walk-in closet and ensuite bath.

Project Mackenzie

Our team is in the completion stages of a rebuild of this home  consisting of a two-storey addition complete with a new garage, over 1700 of added living space and an entire main floor renovation.

Our team created a 2 1/2 car garage home addition with storage above.

Project Hillside

This was a project of our very own where we completely renovated the entire church both interior and exterior top to bottom.

Project Hillside 2

We build a 2nd storey home addition for this family consisting of two additional bedrooms and a 3 peice  bathroom. On the main floor we added a mud room as well as renovated the entire main floor.

Project Eleanor

We completed a second-storey addition of this home which consisted of a master bedroom, ensuite, walk-in closet and office. We also did an interior main floor renovation of the main floor.

Our team is in the process of building a 700-square-foot home addition consisting of a bedroom, living room and bedroom.

Our team built a laundry room, 3-piece bath and two bedrooms on the 3rd storey of this heritage home.

Our team demolished and rebuilt a new garage for this family with a master bedroom, ensuite, and walk-in closet built above including an interior kitchen renovation.

Our team worked with this family to create a home addition consisting of a two-car garage and a legal 1 bedroom additional dwelling unit.

The Process

“If you fail to plan, you are planning to fail”

Whether you are looking for custom design services, or a partnership with your current architect, we are able to get on your team wherever you are in the process. Building and renovating homes has many moving parts that need to be coordinated well in advance to ensure a smooth project. Each step is dependent on the order and if the organizational systems are not there you will be frustrated and disappointed.

Step 1:Discovery Call

The first step in starting your custom dream home is a phone conversation. Usually, this phone conversation isn’t long, and it is used to gather your information, and see if we are the right fit for each other. Some questions that may be asked are; “What prompted you to reach out to us?”… “Have you settled on land yet, or where are you looking to build?”… “When are you looking to move in?”… “What style of home are you looking to build?” All these questions and more will be asked so that we get to know more about you and your project. When we agree to proceed to the next step, we will e-mail a meeting link to book a time when we can meet face-to-face. We will also e-mail our more comprehensive Design-Build Process that really breaks down the next steps.

Step 2:Face To Face Introduction

The first in-home appointment is set after gathering some initial information. Your vision can be created by creating a folder of pictures from magazines or links to the websites like Pintrest or Houzz before our first meeting. This helps us to understand the vision of the changes you have in mind for your home. We listen carefully to what you are looking to achieve, and will answer all your questions and concerns at the first meeting. This will give us a chance to get to know each other and view the existing home in order to assess existing room sizes, structural considerations and current layout.

Step 3 – Design Build Process or Build Process

Design Build Process During the Design-Build process stage, we will spend the next few months working alongside you with our design team. We’ll set up a time to go through a highly detailed questionnaire to obtain answers to all your wants and needs for your project. Once we have the questionnaire filled out and you have sent us all your inspirational photos we will begin drawing and/or designing the first concept of your new home addition or renovation. We will communicate budget to you as the drafts of your build or renovation are developed.  Build Process If you currently have architectural drawings we will work in collaboration with your designer or architect to work through and finalize all of the design details, and prepare your home for construction. We provide a range of services such as consulting on current drawings to ensure cost efficiency in your build, as well as providing 3D renderings and space planning. We are happy to collaborate with your current design team to work through and finalize all of the design details.

Step 4 Proposal Presentation

Once the plans have been completed we will meet with you to present our proposal. This presentation usually takes 1-2 hours as we detail every part of your project with a line item allowance and explain some choices you have along the cost to bring the cost up or down. If you decide to choose Kaven Homes we will enter into a contract and set you up on our online project management system. Every detail of project will be in one place, easily accessible, 24/7. Once you are entered into our construction slot we start preparing the build process for your new home including taking care of all permit requirements.

Step 5: Construction Phase

A final walk-through is taken with the homeowner ensuring that all work has been finished to the expected standard upon completion of the project. We honour a 1-year warranty should any issues arise. We strive to make sure you are happy with your project. Building and renovating a home, doesn’t happen overnight, and we enjoy getting to know you and your family and developing a lasting relationship with you for years to come. We may be done with your project, but we are always available for any questions or future projects you may consider.

Step 6: Relationships

We are a family business. Once you build with us, you become a part of our family. After moving in, we don't say goodbye. We schedule 1-month, 6-month, and 12-month visits. We go through the home and make sure everything is in proper working order. If there's an immediate issue, we or our sub-trades will come and fix it right away. We get to know you and develop a lasting relationship with you for years to come.

This part is our favorite step of the process. You will see the hole dug for your new basement, the walls going up and the roof going on. The rough in plumbing and electrical will begin and then the flooring and cabinets will go in.
